Do you have a platform where I can see issues and their resolution in real time?
Yes. Every client has a portal with the residence inventory, open and closed issues, reports, authorisations and invoices, protected with multi-factor authentication. WhatsApp or email can be your preferred channel for talking to us, but the ticketing system is always the system of record — so nothing depends on someone remembering a conversation.
Are your vendors your own staff or subcontracted? How do you select them?
Both. Coordination, technology support and residence checks are done by Quietal staff. Specialist work — electrical, plumbing, HVAC, carpentry — goes to vetted external vendors. We verify licences and insurance, and we keep at least two approved vendors in every critical category so a single unavailable supplier never becomes your problem.
Do you carry out scheduled preventive maintenance?
Yes. Onboarding produces a maintenance calendar for the residence — boiler, air conditioning, water systems, alarms as an installation, filters and any manufacturer-required servicing. You approve it, and it runs whether or not you are in Madrid.
Do you manage insurance and claims?
Partially, and it is worth being precise. We keep your policies and warranties documented, and when an incident happens we gather and provide the evidence a claim needs: photographs, reports, dates and vendor statements. We do not act as your insurance broker and we do not negotiate settlements with the insurer on your behalf.
Do you monitor utility consumption and suggest savings?
We track consumption where a meter or system makes the data available, and we flag anomalies — a sudden jump in water use is usually a leak before it is a bill. Formal energy efficiency audits and certification are not part of the service; we coordinate a specialist if you want one.
Do you provide periodic reports on the state of the property?
Yes. Residence Readiness includes a report after every visit. Private Home Office adds a monthly report covering authorised spend against budget, decisions taken, open risks and vendor performance.
Do you work with houses, or only with apartments in buildings?
Both, and with clients who have several. Detached houses usually involve more external systems — pool, garden, irrigation, gates — which affects the hours included and therefore the fee. We quote after the initial audit, not before.
What does it actually cost?
Family Technology is €475 per month with a €2,400 setup. Residence Readiness is €650 per month with a €2,200 setup. Both combined — Residence OS — is €950 per month with a €3,800 setup. Private Home Office is €2,100 per month with a €6,000 setup, by invitation. All prices exclude VAT. Third-party vendor costs are separate and always authorised in advance.
Why are you more expensive than a property management company?
Because it is a different service. A property manager checking on an empty flat monthly is a genuinely cheaper product, and if that is all you need you should buy that instead. Quietal maintains a living inventory of the residence, supports the family's technology, coordinates multiple vendors and documents everything so the relationship survives a change of coordinator. That takes hours, and the fee reflects them.
Do you rent out my property or find tenants?
No. We do not act as a real estate agency, we do not find tenants and we do not manage rentals. If you want to let the property, we will happily work alongside the agency you choose.
Are you a security company?
No. In Spain, guarding, custody and alarm response are reserved by Law 5/2014 to licensed security firms. Quietal coordinates maintenance and household operations. Where a residence needs security services, we work alongside a licensed provider — we never perform that work ourselves.
What happens if my coordinator leaves the company?
This is the question the whole service is designed around. The inventory, the history, the access matrix, the vendor relationships and the operating manual belong to Quietal and live in the system, not in one person's head. A new coordinator picks up the residence with the full context. You will notice a new name, not a new beginning.
Do you work in English?
Yes. English and Spanish, in writing and in person. Most of our clients are international owners, and the reporting, contracts and privacy annex are available in both.
Which areas of Madrid do you cover?
Madrid city, with most clients in Salamanca, Chamberí and Chamartín. We take work outside the city on a case-by-case basis, because travel time affects whether we can hold our response targets honestly.
